Hvac Maintenance Business Economics 101
Air conditioning and heating maintenance is largely a matter of economics.
If you manage commercial buildings to know that there are two approaches to the maintenance of air conditioning. One option is what we refer to as "break and fix ". The other approach is" preventive maintenance "with repairs when needed.
While the approach is planned intuitively the way to go, there are other factors, not so obvious, which reinforce the validity and the economy of this approach.
deferred maintenance (break and fix) is expensive in the following ways.
· Energy consumption increase
¨ Repairs are generally more expensive because of a "cascade" effect on the system, where a small problem tends to cascade to other system components
¨ comfort of the occupants and productivity-related
¨ Poor reliability resulting in downtime
¨ aging premature equipment and the need to accelerate to replace equipment
We also work on these factors as follows:
¨ airborne dust and debris particles accumulate on heat transfer surfaces and air filters. This reduces air flow and heat transfer capability, which means you receive less than the desired cooling, heating and ventilation capacity per unit of energy. This makes the machine a long-term lower efficiency rate.
¨ A faulty belt on the fan can cause the cooling coil of ice on the compressor and damage or excess heat from the heat exchanger in winter. This is an example of an ounce of prevention "adage and failure cascade principle.
· The effects of poor reliability are quite obvious if you are a building manager.
A maintenance program is relatively inexpensive and usually consists of four visits per year for inspection and maintenance. A maintenance checklist is developed and followed for each specific building and system.
There are examples of teams of 30-year-old, who was well maintained throughout his life and is still operating reliably.
